Ian Black Real Estate represents landlord in lease transaction

VENICE, Fla. (May 29, 2019) – Santangelo Enterprises of Venice, Inc. d/b/a Joey D’s of Venice has signed a 6,399-square-foot lease in Venice. Joey D’s Chicago Style Eatery & Pizzeria, which has four locations in Sarasota and Manatee counties, plans to open its first Venice location at 750 US Bypass 41 North this September.

Linda Emery of Ian Black Real Estate represented the landlord, Bay Plaza Properties LLC, in the transaction. George Brusco at Merritt Realty Corporation represented the tenant.

Joey D’s serves Chicago-style cuisine, such as authentic stuffed pizza, Chicago Vienna Beef hot dogs and Chicago Italian beef. Meals are prepared and served the way they would be in Chicago.

“We knew we wanted to open a location further south,” said Joey D’s Owner Anthony Santangelo. “There are a lot of Midwesterners who come to Venice and we had tons of people asking when we’d open there—including some who live in Venice and have been traveling up to our Sarasota location.”

“Between the West Villages Florida master-planned community, new Atlanta Braves stadium and an influx of younger professionals moving in, Venice and the surrounding area is experiencing a lot of growth, which Joey D’s will benefit from,” said Emery, broker associate at Ian Black Real Estate.

The property at 750 US Bypass 41 North is a free-standing restaurant building in Bay Plaza that was previously home to Pavilion Grill, which relocated in August 2018. It’s less than three miles from Venice Beach and features excellent visibility from Tamiami Trail.

“Besides the nice location, the property is in great shape and only needs some aesthetic changes,” said Santangelo. “We’ll paint the entire exterior and bring in all our Chicago memorabilia inside.”

Joey D’s Chicago Style Eatery & Pizzeria was established in 1994.
